The apartment vacancy rate in Fargo has declined slightly over the last year, decreasing to 6.38% in June, down from 6.82% in March 2024 and 6.97% in December 2023. An estimated 520 new apartments have opened in 2024, so the declining vacancy rate indicates the new units have been absorbed into the market. New apartment openings have averaged 700 a year over the past five years, with 924 opening in 2023. There are about 1,149 apartment units under construction and construction of new apartments has slowed with 929 units permitted in 2023, but just 346 permitted in the first nine months of 2024.
